At only a few minutes from the village centres of Pont du Loup, Tourrettes sur Loup and Bar sur Loup, the villa sits atop a generous 4000m² plot of tiered land with mature, landscaped gardens, home to a myriad of Mediterranean trees, shrubs and flowering plants that burst into colour throughout the year. From the main pool terrace, the beautiful views over the peaks and valleys carved by the nearby Loup river are crowned by the picturesque medieval village of Gourdon, at an altitude of 760m.

The ornate, wrought-iron electric gates open onto a narrow driveway leading up through the gardens to the villa, with a double carport directly to the left, a garage opposite and a wide, open parking area in front, with room for 2 or 3 more vehicles. This area offers one of the nicest views of the villa, with its hand-cut stone facades and big bay windows that afford plenty of light once inside.

From the driveway there is access up to the main house via a short stone staircase, or directly into the independent apartment- let’s start here… The front door opens into the lounge, with the bathroom opposite and a corridor to the right, leading on to a laundry room and an internal staircase up to the main house. Beyond the laundry room are storage areas and a small bathroom. There is a fully-fitted, modern kitchen to the left that opens onto a sunroom with a lovely dining area and a private terrace overlooking the lawns and gardens to the west side of the property. The nicely-sized bedroom also faces west.

The internal staircase leads up to the warm and welcoming 60m² main living area, where there is a beautiful contemporary kitchen with central island and a spacious lounge area surrounding an open fireplace, a lovely feature to be enjoyed during the cooler months. The white marble tiled flooring throughout contrasts nicely with the wooden ceiling beams that denote a separation of the two areas. Full-length bay windows on either side afford bright, unobstructed views over the gardens and terraces, with that lovely heated swimming pool in the background.

The other two wings span out from here… A short corridor from the kitchen area leads to the first of these, with two bedroom suites of 22m² and 19m² respectively, each with in-built cupboard space and direct access to individual terraces affording views over the gardens and a French boules court, in the shade of a beautiful oak tree and tastefully lit for evening fun and games… The second can be reached directly from the main lounge, where a spacious master bedroom suite of 45m² awaits, comprising a large bedroom with en-suite bathroom and a short corridor leading to a separate 15m² office / children’s bedroom. This suite opens out via double French windows directly onto the pool terrace and the perfect vantage point to enjoy that wonderful panoramic vista- to the left there is another lawn with a magnificent magnolia at its centre while to the right, a cosy covered terrace of 25m² overlooking the pool, the perfect spot to enjoy lunch or an evening meal with friends and family after a long day lounging in the sun… In short, a little piece of paradise in a wonderful setting!

The main heating system is oil-fired and there are reversible air-conditioning units in all the main rooms, with those unsightly vent units built into the ceiling, not on the walls. Heating and A/C can be remotely controlled and the main house is divided into three separate zones for maximum comfort.

The exquisite yet simple garden was carefully designed to provide incredibly vibrant flower blooms from March through to October and remains a healthy green throughout the cooler months. You’ll recognise spring has arrived when a couple of pink magnolia trees begin blooming, or a stunning wisteria creeping along a border wall turns bright purple. From then on, you’ll be pleasantly surprised as perennial flowers continue to blossom throughout the summer. There is plenty of room to start a vegetable garden while enjoying the mature fruit trees- fig, lemon, kaki, cherry, clementine, orange, plum, loquat, pomelo, apricot and olive… The fish pond supplied with natural water is a lovely feature, while two water basins connected by a small Roman-style aqueduct provide plenty of water for irrigation.
